Selwood Housing – Rowley Place & Maple Grove

Selwood Housing partnered with Low Carbon Exchange in 2023 to deliver an energy efficiency program retrofitting 55 bungalows and flats. This was a first venture into delivering multiple energy efficiency measures to Selwood Housing Groups’ properties.

Selwood and LCX worked together to survey the properties to identify the correct measures for each individual property. The project was procured via the Southwest Procurement Alliance framework (LHC) ensuring cost and delivery compliancy.

What the Client Wanted

The driving force behind Selwood Housing’s contract was to significantly enhance the EPC banding of their properties, simultaneously reducing utility bills for residents. Thorough property surveys aimed at pinpointing optimal energy efficiency measures, including fabric enhancements, were to be conducted. These surveys would ensure a tailored approach, identifying the most effective measures to boost energy efficiency, improving residents’ comfort while lowering their energy bills.

How we Helped

To achieve the specified EPC ratings, a fabric first approach was adopted. Following the completion of insulation works inclusive of CWI and loft insulation top-ups, energy efficiency measures were fitted. Key measures installed to properties were solar PV systems and Dimplex Quantum electrical heating units.

In fitting the electrical heating, we worked alongside Dimplex to complete heat loss surveys to determine sizing of systems, to best suit the rooms they were placed in. As the project progressed, additional funds were made available allowing for an additional 18 properties to have Quantum heating upgrades installed at their properties.

As a result of our works, properties saw an improvement from EPC D to B and A dependant on the property archetype. Assisting in the reduction of bills for residents and moving Selwood’s housing stock closer to net zero.

Key Achievements

  • The properties were taken from a D banding and will achieve new EPC scores of a B with mid terraces achieving an A rating.
  • The release of additional funds allowed for further measures to be installed.
